Same street, same install date: reading Kendall's replacement wave before it hits
A Kendall subdivision went up in 1998. The builder put the same air conditioner in every house. Those were replaced around 2012, mostly by the same three companies, mostly in the same two summers. It is now 2026. Every one of those systems is fourteen years old, and they are going to fail on the same street in the same month.
A note on what this is. We do not have a database of Kendall install dates. You do; it is your own job history. This is how to read it.
Why Kendall ages in waves
Subdivisions are built in a few years, sold in a few years, and re-roofed, re-piped and re-conditioned in a few years, because everyone hits the same problems at the same time. The wave is not a guess. It is on the permits and in your invoices.
Read your own history
- Pull every install from 12 to 16 years ago from your dispatch software.
- Sort by street. The clusters jump out.
- Mark the language on each. Kendall is more mixed than Hialeah or Westchester; the record should say.
- That is the list. It is not a lead list. It is your own customers, at the age where the system fails.
THE WAVE
Before the season
April, not July. A text to each: "We installed your system in 2012. It is coming up on fourteen years; want a check before the summer?" In their language. Human pace, quiet hours, stop on the first reply. Half will ignore it. A quarter will book a check. The rest will remember your name in August when it dies.
The quote that follows
A fourteen-year-old system that gets checked usually gets a replacement quote. That quote goes up against two other companies and takes weeks. The two-week follow-up sequence runs on it in writing, and it stops when they answer. Most companies send the quote and wait. Waiting loses to the company that texted on day eight.
Roofs, water heaters and panels have their own waves on the same streets, off the same permits. The same list works with different years.

What if I did not do the original install?
Then it is not on your list. The wave still exists; you just reach it through the customers you do have on those streets, who talk to their neighbors.
Is a reminder about a system I installed legal to text?
You installed it and she gave you her number to do it. That is a relationship. The message has a stop word, respects quiet hours and stops after two touches.
How far in advance?
Two to three months before the season. April for AC, May or June for roofs before storms.
