Inspections from two storms ago: the roofing list worth a second call

Two seasons ago you climbed a hundred roofs in Doral. Maybe forty became quotes. Maybe twelve became jobs. The other twenty-eight homeowners still have the roof you looked at, two years older now, and your name in their phone. That is the list.

A note on what this is. We have not measured how many old inspections turn into jobs. This is where the list is, what to say to it, and what not to do.

Why the list is better than an ad

These people called you. You stood on their roof. They have a quote from you with your logo on it. An ad reaches a stranger who has never heard of you. This list reaches someone who chose you once and then got busy, or got a lower number, or decided to wait a year. The year is up.

Pull it

  • From your dispatch software or your quote folder: every inspection from 12 to 30 months ago.
  • Keep the ones with a quote and no job.
  • Drop anyone who said no or asked you to stop. That is not a list, that is a complaint waiting to happen.
  • Mark the language on each one. Doral is roughly half and half.

THE SECOND CALL

Not a sales pitch. A note from the company that already looked at the roof: "We inspected your roof in 2024. With the season coming, want us to take a second look before prices move?"

Pace and rules

The list goes out at a human pace. Twenty a day, not two hundred, so the office can answer the replies. Every text has a way to stop. Nothing between 8 PM and 8 AM. One message and one reminder ten days later; after that the list is done until next year.

Every reply lands in the same inbox as new calls. Anyone who books goes on the board like a new customer, with the old inspection attached so the tech knows what he saw last time.

Your sending number has to be registered with the phone carriers before a list this size goes out, or the messages get filtered. That is part of setup, not something to discover the morning of.

Questions we get asked about this

Is it legal to text people who never hired me?

They called you and you inspected their roof. That is a business relationship. The message has a stop word, respects quiet hours and ends after two touches. What you cannot do is text a list you bought.

What if the price went up?

Do not quote in the text. Offer the second look. The new number comes after you have seen the roof again.

How many should I send at once?

Enough that the office can answer every reply the same day. For most companies that is twenty to thirty a day.
